In my opinion, serious end-users with stable income prefer 10 marla because it offers better space planning and resale value. 5 marla often attracts short-term investors, which increases supply and reduces urgency.
A lot of 5 marla houses are built purely for flipping. 10 marla homes are usually owner-built, so finishing quality and layout planning tend to be better.
