I think constructed homes are safer now because you can immediately use or rent them out. File investments still have potential, but only in projects with strong developer credibility.
Files used to give massive returns in early launch phases, but the market has changed a lot. Nowadays, many investors prefer something tangible and ready.
Constructed houses are better for families and long-term investors. You avoid uncertainty related to development delays.
For overseas Pakistanis, constructed properties feel safer because they can physically verify the asset and even generate rental income.
I’ve noticed commercial constructed properties are performing better than files recently because businesses need ready locations.
Files are still attractive for short-term speculation, especially during new project launches, but I wouldn’t put all my investment there.
One advantage of constructed homes is financing and resale. Buyers feel more confident purchasing something already built.
In my opinion, location matters more than whether it’s a file or constructed property. A strong location can make both profitable.
The safest approach today might actually be diversification — some amount in files for growth potential and some in constructed property for stability and rental return.
