Honestly, I think community management plays a huge role. A society with proper waste management, security discipline, and maintenance standards keeps the area attractive. Buyers prefer clean and organized communities, which naturally increases resale value.
As someone living in a gated community, I can say management matters more than people realize. If rules aren’t enforced, parking chaos and illegal modifications ruin the look of the area. That directly affects property demand.

In my experience, projects with professional management companies retain value better. Investors should start asking who will manage the society after handover. It’s becoming a silent value driver.

Location still matters most, but I’ve seen two nearby projects perform differently just because one had better administration. So yes, management quality does impact price stability.
