As a tenant, I’d care more about management and daily living than future property appreciation.
DHA would give me more flexibility in choosing property type and location.

If I was renting for 3–5 years with family, I would probably choose Askari. As a tenant I don’t care much about appreciation or resale value, so my priorities would be security, maintenance, peaceful surroundings and whether my family feels comfortable there. DHA would become more attractive to me if my office and children’s schools were closer.
I’d still choose DHA. There is much more variation in the type of property and location you can choose. If one phase doesn’t suit your commute or budget, you can look at another. For me that flexibility matters more than living in a more controlled community.
Askari 10 would be high on my list for a family. I wouldn’t necessarily say all Askari locations are better than all DHA phases though. Askari 10 and Askari 11 can give you quite different experiences, especially when commute is involved.
That distinction is supported by resident discussions: Askari 10 is sometimes described as more established/family-oriented, while Askari 11 can work well for people whose routine is around DHA/Ring Road.
Neither. I would first put my office and children’s schools on Google Maps and then decide. Saving 20–30 minutes each way can have a bigger impact on family life than choosing Askari over DHA. A great house becomes frustrating very quickly if everyone spends hours commuting.
