I would lean toward Phase 9 Prism for a longer holding period because I’d be looking primarily at future development and occupancy.
I’d prefer Phase 8 because established surroundings and accessibility matter more to me than waiting for future potential.
I wouldn’t choose purely by phase. The specific block, possession status, approach road and surrounding construction would decide it for me.
For a proper 5-year hold, I’d personally lean towards Phase 9 Prism. My thinking is that five years gives enough time for more possession, construction and population to come in. Phase 8 is already more established, so Prism seems to have more of the development-stage story still ahead of it. Obviously, the block and buying price would matter a lot.
I’d go with Phase 8. Maybe the upside isn’t as exciting on paper, but I prefer buying where development and end-user activity are already visible. Five years isn’t such a long period that I’d want to spend a large part of it waiting for an area to mature.
